
Terms & Conditions for Lita Hytte Kedungu
1. Introduction
These Terms & Conditions ("Agreement") govern the use of the property known as Lita Hytte Kedungu, a one-bedroom villa located in Kedungu, Bali ("Villa"), which is managed and operated by the owner or representative ("Owner," "We," "Us," or "Our"). By booking, accessing, or using the services provided at Lita Hytte Kedungu, you ("Guest" or "You") agree to comply with and be bound by these terms.
2. Booking and Reservations
2.1 Booking Process: All bookings must be made through the designated booking channels, including the official website, email, or third-party booking platforms.
2.2 Booking Confirmation: Your reservation will only be confirmed once a deposit has been paid or the full payment has been processed, and you receive a confirmation email from us.
2.3 Payment: A deposit of 20% is required at the time of booking. The remaining balance is due 10 days prior to your check-in date. We accept payments via credit card, bank transfer,
or other authorized payment methods.
2.4 Cancellation Policy: Cancellations must be made in writing via email. The cancellation terms are as follows:

Full refund for cancellations made 60 days before the check-in date.
3. Check-In and Check-Out
3.1 Check-In Time: Check-in time is from 3PM BALI TIME on the day of arrival.
3.2 Check-Out Time: Check-out time is by 11AM BALI TIME on the day of departure. Late check-out may incur additional charges, subject to availability.
3.3 Early Check-In: Early check-in is subject to availability and must be requested in advance.
4. Guest Responsibilities
4.1 Use of Property: The villa is to be used solely for vacation purposes. Guests are not permitted to use the property for any unlawful activities, including but not limited to events, parties, or commercial activities without prior written consent from the Owner.
4.2 Damage or Loss: Guests are responsible for the villa and its contents during their stay. Any damage, loss, or theft caused by the Guest or their invitees will be charged to the Guest, and the full cost of repairs or replacements will be deducted from the security deposit or charged directly to the Guest.
4.3 Compliance with Local Laws: Guests must adhere to all local laws, regulations, and community rules during their stay at the villa.
4.4 Number of Guests: The number of guests staying at the villa must not exceed the maximum occupancy of the property as stated in the booking confirmation.
5. Security Deposit
5.1 Deposit: A security deposit of 6.000.000 IDR is required upon check-in to cover potential damages or breaches of this Agreement. This deposit will be refunded upon check-out, minus any applicable charges for damage, excessive cleaning, or other costs incurred during the stay.
5.2 Refund: The security deposit will be refunded on day of check-out,
provided the villa is left in the condition it was found upon arrival.
6. House Rules
6.1 Noise and Disturbance: Guests are expected to maintain a reasonable level of noise and avoid causing disturbances to the neighbors, especially during late hours. Curfew 8PM to 6 AM. No Partys allowed.
6.2 Smoking Policy: Smoking is strictly prohibited inside the villa and all areas.
6.3 Pets: Pets are not allowed at the villa unless expressly agreed to by the Owner in writing prior to booking.
6.4 Health and Safety: Guests are responsible for their own health and safety during their stay. The Owner is not liable for any injuries or accidents that occur on the property.
7. Liability and Indemnity
7.1 Limitation of Liability: The Owner is not liable for any personal injury, illness, or loss of property during your stay. Guests use the villa and its facilities at their own risk.
7.2 Indemnification: Guests agree to indemnify and hold harmless the Owner from any claims, damages, losses, or legal actions arising out of their use of the villa, including those arising from their negligence or breach of these Terms and Conditions.
7.3 Force Majeure: The Owner shall not be held liable for failure to provide the property due to circumstances beyond their control, including but not limited to natural disasters, government restrictions, pandemics, or other force majeure events.
8. Privacy and Data Protection
8.1 Personal Data: By making a booking, you consent to the collection and use of your personal data as per our Privacy Policy. This includes processing data for reservation management, payment, and communication purposes.
8.2 Data Security: We take reasonable measures to protect your personal information but are not responsible for any breaches of security due to factors outside our control.
9. Amendments and Modifications
9.1 Changes to Terms: The Owner reserves the right to modify or amend these Terms and Conditions at any time. Any changes will be posted on our website, and the revised terms will apply to all future bookings.
10. Governing Law
These Terms and Conditions shall be governed by and construed in accordance with the laws of Indonesia. Any disputes arising from or in connection with these Terms and Conditions shall be subject to the exclusive jurisdiction of the courts in Bali, Indonesia.
